Items Needed for Your Loan Application

The following items will be needed to process your mortgage application:
Required for most borrowers:
- Copies of your most recent pay stubs from the last 30 days for all borrowers. If you are paid weekly you will need your last four consecutive pay stubs. If you are paid twice a month or every two weeks, you will need your last two consecutive pay stubs.
- Photocopies of W2s for the last two years for all borrowers.
- Name and address of every employer for the last two years for all borrowers.
- Copies of last two months bank statements for all savings and checking accounts. We need every page of the statement, even if it’s blank. If the statement indicates that it contains four pages, submitting three pages is not enough regardless of what is on the fourth page. (Underwriters are fussy).
- Copies of last two months statements (or quarterly statement if applicable) for all mutual fund, 401(k), IRA SEP, ESOP, retirement and any other investment accounts. You need every page of the statement, even if it’s blank. If the statement indicates that it contains four pages, submitting three pages is not enough regardless of what is on the fourth page.
- Copies of Social Security Award letters, annuity income documentation, disability income award letters or pension documentation showing your current income.
- Enlarged photocopy of your driver’s license(s) or state identity card for all borrowers.
If you are currently renting:
- Name, address and phone number of every landlord for the last two years.
If you are refinancing:
- Photocopies of your most recent mortgage statement(s).
- Copy of the front page (sometimes called Declaration page or Dec Page) of your homeowners insurance policy. Include the name and phone number of whoever handles your homeowners insurance, if they are not listed on your Dec page.
If you are self-employed or receive commission or tip income:
- Copies of complete Federal Income Tax Returns with all schedules for the last two years. Include the same for corporate returns if your company is a corporation.
If you are not a citizen:
- Enlarged copy (front and back) of your green card for all borrowers.
If you are receiving child support or alimony:
- Copy of your divorce decree
- Most recent 12 months canceled checks documenting receipt of your child support income or alimony.
If you are buying a home:
